Description
Midland Heart is looking for a Director of Repairs & Maintenance to join its senior leadership team.
Midland Heart is one of the UK’s leading housing associations. It provides safe, affordable and well-maintained homes to more than 70,000 customers across the Midlands.
You will report to the Executive Director of Property Services.
This is a senior role. You will lead a tenant-focused repairs service. You will make sure homes are safe, secure and well maintained.
You will also help shape Midland Heart’s wider tenant experience and asset strategy.
The role covers in-house teams and contractor partnerships. It includes responsive repairs and specialist repairs.
You will manage a repairs and maintenance budget of about £30m. You will also lead a team of about 240 colleagues.
Key Responsibilities
- Repairs strategy: Lead the delivery of Midland Heart’s repairs and maintenance strategy.
- Service quality: Make sure services are safe, high quality and focused on tenants.
- Operational performance: Improve KPIs, complaints handling, disrepair, workforce planning and service delivery.
- Specialist repairs: Oversee responsive repairs and specialist repairs.
- Financial control: Manage budgets and support value for money.
- Contractor management: Lead contractor partnerships and supplier performance.
- Procurement: Support compliant and effective procurement.
- Compliance: Make sure repairs services meet legal and regulatory duties.
- Service improvement: Drive continuous improvement and service transformation.
- Leadership: Lead and support a large team across repairs and maintenance.
- Stakeholder influence: Work with Executive and Board-level colleagues.
About You
You should have:
- Senior leadership experience: A strong track record in social housing, property services or a related sector.
- Repairs & Maintenance knowledge: Strong experience leading high-performing repairs and maintenance services.
- Responsive repairs experience: Knowledge of responsive repairs, specialist repairs and contractor management.
- Commercial skills: Good commercial oversight and financial management skills.
- Compliance knowledge: A clear understanding of building safety, compliance and relevant law.
- Service improvement: Experience improving performance and changing services for the better.
- Influencing skills: The ability to influence at Executive and Board level.
- Tenant focus: A collaborative style and a clear focus on tenants.
- Qualification: A relevant degree-level qualification, or equal experience.
- Professional membership: Membership of a relevant body such as CIOB or RICS, or a willingness to work towards it.
