Description
Redbridge Council is looking for a Clerk of Works.
This is a permanent, full-time role. It is on-site and based at Orchard House.
You will support the Project Manager with planned works across council housing and related assets.
You will help make sure programmes are delivered to a high standard. Works must meet agreed specifications, health and safety rules and stakeholder expectations.
You will liaise with tenants, leaseholders, contractors, consultants and internal teams.
This Clerk of Works role suits someone with strong site inspection skills, good building knowledge and experience in social housing projects.
Key Responsibilities
- Support the delivery of planned works programmes.
- Act as a main contact for tenants.
- Build good links with contractors and internal teams.
- Attend pre-contract meetings.
- Attend monthly progress meetings.
- Keep clear project records and documents.
- Inspect works on site.
- Check work against drawings and specifications.
- Check work against contract documents.
- Monitor compliance with British Standards and Building Regulations.
- Support health and safety compliance, including CDM.
- Flag non-compliance to the Project Manager.
- Raise risks and issues early.
- Track variation requests and related financial information.
- Carry out final snagging before handover.
- Check statutory tests and certificates are recorded.
- Support defects procedures.
- Liaise with contractors, tenants and leaseholders.
- Advise the Asset Team on design, specification and layout issues.
- Identify defects, non-conformances and quality risks.
About You
- Relevant building qualification, such as RICS, CIOB, HNC Building or HNC Building Services.
- Experience inspecting programmed works in social housing.
- Experience with kitchen and bathroom upgrades.
- Experience with FRA works.
- Experience with fire door programmes.
- Experience with internal and external refurbishment projects.
- Good knowledge of building construction.
- Good knowledge of construction health and safety law.
- Awareness of housing good practice and legislation.
- Knowledge of the Housing Act.
- Knowledge of the Landlord and Tenant Act.
- Knowledge of the Decent Homes Standard.
- Experience with tenant and leaseholder consultation.
- Understanding of Section 20 consultation.
- Able to work methodically.
- Able to follow agreed procedures.
- Able to record data and information accurately.
- Understanding of fire safety and compartmentation.
- Knowledge of the Building Safety Act.
- Understanding of PAS2030, PAS2035 and retrofit work.
