Rendall & Rittner is looking for a Risk and Compliance Manager to join its Estate Management team at Royal Arsenal in Woolwich.

The role is based at Royal Arsenal Freehold Estate, Duke of Wellington Avenue, London, SE18 6FR. This is a large riverside estate in Woolwich with more than 2,800 luxury homes and a range of amenities, including spa and gym facilities.

You will manage risk, compliance and hard services across a busy residential estate. The role will cover fire risk assessments, general risk assessments, water risk assessments, legionella, the Building Safety Act, contractor management, M&E plant and health and safety records.

This is a strong opportunity for someone with experience in property compliance, estate management, building safety or hard services.

Key Responsibilities

  • Manage Risk and Compliance: Oversee risk and compliance activity across the estate.
  • Review fire risk: Manage work linked to fire risk assessments and related actions.
  • Support water safety: Oversee water risk assessments, including legionella.
  • Support building safety: Work with duties linked to the Building Safety Act.
  • Identify risks: Review risks and ensure actions are completed within agreed timescales.
  • Manage contractors: Oversee contractors and specialists across compliance work.
  • Monitor quality: Make sure work is delivered to the right standard.
  • Support value: Help ensure contractor work offers quality and value.
  • Manage M&E plant: Support the management of building M&E and plant facilities.
  • Support projects: Assist with on-site project management and contractor supervision.
  • Review RAMS: Check risk assessments and method statements.
  • Support permits: Assist with permit-to-work processes.
  • Maintain records: Update health and safety files and COSHH folders.
  • Manage PPMs: Track planned preventive maintenance and remedial actions.
  • Use systems: Work with BMS systems, Microsoft Office and Quooda.
  • Support safety plans: Help manage safety protocols and Disaster Action Recovery Plans.
  • Ensure compliance: Make sure statutory compliance and health and safety rules are followed.
  • Build relationships: Work well with residents, guests, contractors and colleagues.

About You

Rendall & Rittner is looking for someone with:

  • Compliance experience: Strong experience in hard services or compliance.
  • Risk management skills: Experience managing risk across a large estate.
  • Fire safety knowledge: Experience with fire risk assessments and related actions.
  • Water safety knowledge: Experience with water risk assessments and legionella.
  • Building safety knowledge: Understanding of the Building Safety Act.
  • Large estate experience: Experience managing high volumes of compliance activity.
  • Contractor management: High-level experience managing contractors and specialists.
  • M&E knowledge: Experience managing building M&E, plant and hard services.
  • Project support: Experience supporting on-site project management.
  • RAMS knowledge: Ability to review RAMS and support permit-to-work processes.
  • PPM experience: Experience managing planned preventive maintenance and remedials.
  • IT skills: Good IT skills, including Microsoft Office and building management systems.
  • Leadership skills: Ability to help create a safe and positive environment.
  • Stakeholder skills: Ability to work with residents, guests, contractors and internal teams.

It would also be useful to have:

  • TPI qualification
  • NEBOSH
  • IOSH
  • Relevant fire safety qualification

  • Salary: Up to £52,500 per annum, negotiable depending on experience.
  • Contract: Permanent.
  • Hours: Monday to Friday, 8am to 5pm.
