Description
Onward Homes is looking for a Building Safety Coordinator to join its Building Safety Team.
This is a permanent role in Greater Manchester. The salary is £33,950 per annum.
The role is based at Onward’s Fusion site in Salford. You will also need to travel to other locations across Greater Manchester, including Wigan and Handforth.
You will support the Building Safety Manager to make sure higher-risk buildings are safe, compliant and well managed.
You will help maintain accurate safety records, known as the “golden thread”. You will also coordinate inspections, track actions and act as a key link between residents, contractors and internal teams.
In plain English, you will help keep safety work moving and records accurate. Not glamorous, perhaps, but buildings have yet to become self-aware enough to maintain their own compliance folders. Lazy, really.
Key Responsibilities
- Maintain Building Safety records: Keep safety documents accurate and up to date.
- Support the golden thread: Help manage clear and reliable building safety information.
- Coordinate inspections: Arrange inspections for fire doors, compartmentation surveys and routine safety checks.
- Track actions: Update trackers for fire, structural and safety compliance work.
- Carry out checks: Complete regular building safety checks.
- Update safety information: Maintain evacuation details, signs and noticeboards.
- Report breaches: Identify and report breaches of occupancy or safety requirements.
- Support fire safety: Help deliver fire safety, evacuation and security arrangements.
- Log incidents: Record and escalate incidents, near misses and safety concerns.
- Support reporting: Assist with regulatory reporting and evidence requests.
- Maintain risk records: Keep risk assessment and compliance records updated.
- Support PEEPs and RPEEPs: Work with neighbourhood teams on personal emergency evacuation plans.
- Act as First Aider: Support workplace first aid arrangements.
- Coordinate contractors: Arrange contractor access, appointments and resident communications.
- Check contractor documents: Make sure RAMS, certificates and evidence are in place.
- Monitor works: Track fire and safety works, including FRA actions, fire doors and compartmentation.
- Attend inspections: Join inspections and record findings.
- Support residents: Respond to building safety concerns and provide updates.
- Support engagement: Help with resident meetings, drop-in sessions and safety notices.
- Work with partners: Liaise with Fire and Rescue, local authorities, police, engineers and consultants.
- Support safety cases: Work with the Building Safety Manager on safety case development.
About You
Onward Homes is looking for someone with:
- Building Safety interest: A clear interest in keeping homes and residents safe.
- Compliance awareness: Understanding of building safety, fire safety or housing compliance.
- Strong organisation: Ability to manage records, actions, meetings and deadlines.
- Accuracy: Good attention to detail when updating safety information.
- Communication skills: Ability to work with residents, contractors and internal teams.
- Customer focus: A helpful and responsive approach to resident concerns.
- Team working: Ability to work across repairs, neighbourhoods and customer service teams.
- IT skills: Confidence using systems, spreadsheets and shared folders.
- Driving: A valid driving licence and access to a vehicle.
- Education: GCSE standard education, including Maths and English.
- Qualification: A recognised Building Management or Fire Safety qualification, or willingness to work towards one.
- First Aid: A First Aid Certificate.
It would also be useful to have:
- Industry qualification: A relevant building management or housing qualification.
- Legionella knowledge: P901 Legionella management and control.
- Asbestos awareness: Awareness of asbestos risks and records.
- Construction or housing qualification: HNC or equivalent in construction or housing management.
