Description
Hedyn is looking for an experienced Building Safety Manager to lead building safety compliance across its residential homes.
This is a full-time role based at Nexus House, South Wales. You will work 37 hours per week.
You will act as Hedyn’s competent person for building safety. You will also be the main point of contact with the Building Safety Authority. No pressure then. Just the small matter of keeping homes safe and making sure the paperwork does not turn into a legal bonfire.
The role covers buildings that fall within the scope of the Building Safety Act (Wales) 2026 and later legislation. You will manage safety cases, golden thread information, resident engagement and contractor performance.
You will also lead a small specialist team and work with internal teams, residents, contractors and key safety bodies.
Key Responsibilities
- Lead Building Safety compliance: Manage compliance for buildings in scope of the Building Safety Act (Wales) 2026.
- Develop policy and plans: Create and apply policies and strategies for in-scope buildings.
- Manage the golden thread: Keep clear digital records for safety, construction and building control information.
- Register buildings: Register in-scope buildings with the Building Safety Authority.
- Maintain certificates: Obtain and maintain Building Assurance Certificates.
- Create safety cases: Build and update building safety cases for in-scope homes.
- Provide assurance: Report on fire risk, structural risk, resident safety and defect management.
- Lead resident engagement: Help residents understand safety duties, safety processes and their rights.
- Handle concerns: Act as a point of contact for customer complaints and safety concerns.
- Support site visibility: Be a resident-facing presence at relevant buildings.
- Report incidents: Set up and run a Mandatory Occurrence Reporting process.
- Build partnerships: Work with the Building Safety Authority, Fire and Rescue Services, Local Authority Building Control and internal teams.
- Track legal changes: Keep up to date with building regulations, guidance and compliance law.
- Manage remediation work: Oversee existing remediation work for buildings over 11 metres affected by fire safety defects.
- Support funding work: Help with survey submissions and funding applications.
- Monitor performance: Collate and report Building Safety performance data.
- Manage budget areas: Oversee budget areas linked to building safety activity.
- Lead the team: Line manage the Building Safety Advisor and Building Safety Co-ordinator.
About You

- Building Safety experience: Strong knowledge of building safety compliance in residential buildings.
- Technical knowledge: A clear understanding of fire safety, structural safety and building safety law.
- Leadership skills: The ability to manage a small specialist team.
- Resident focus: A clear commitment to keeping residents informed and safe.
- Compliance confidence: The ability to manage safety cases, records and certificates.
- Partnership skills: Confidence working with regulators, fire services, building control and internal teams.
- Contractor management skills: The ability to monitor contractor work and performance.
- Strong organisation: The ability to manage complex records, reports and deadlines.
- Clear communication: The ability to explain safety issues in a calm and practical way.
- Driving requirements: A full UK driving licence and access to a vehicle. This is essential.
