Surveyor | Full Time | Kent | £47,990 – £53,446

Kent County Council is looking for a General Practice Chartered Surveyor to join its Estate Team.

You will manage a varied portfolio of income-generating and strategic property assets. Your work will help the council get best value from its estate.

This is a key role within the Tenanted Estate Team. The team sits in Kent County Council’s Infrastructure Real Estate service.

You will give professional advice on landlord and tenant matters, lease renewals, rent reviews, acquisitions, disposals and valuations. You will also support wider estate management work.

The role is full time and permanent. Flexible and home working are available by arrangement with your manager.

Key Responsibilities

• Estate management: Manage a varied portfolio of council property assets.
• Landlord and tenant work: Advise on leases, renewals and tenancy matters.
• Rent reviews: Lead and support rent review activity.
• Valuations: Provide valuation advice where needed.
• Acquisitions: Support asset acquisitions.
• Disposals: Support property disposals.
• Negotiations: Negotiate with tenants, agents, solicitors and stakeholders.
• Property inspections: Inspect assets and identify issues.
• Estate compliance: Support compliance across the property portfolio.
• Contract enforcement: Help enforce contractual terms when needed.
• Business rates: Advise on business rates matters.
• Insurance issues: Support work linked to property insurance.
• Boundary disputes: Advise on boundary issues and title matters.
• Public rights of way: Support cases linked to public rights of way and village green applications.
• Court and tribunal work: Represent the council in courts and tribunals where required.
• Asset strategy: Help deliver the council’s Estate Strategy.

About You

You should have:

• Chartered status: General Practice Chartered Surveyor experience.
• RICS knowledge: The ability to work in line with RICS professional standards.
• Estate experience: Experience managing property assets.
• Landlord and tenant knowledge: Strong knowledge of lease and tenancy matters.
• Commercial awareness: The ability to maximise asset value and income.
• Negotiation skills: Confidence negotiating with tenants, agents and solicitors.
• Property inspection skills: Experience inspecting property and identifying risks.
• Legal awareness: Understanding of title, compliance and contractual issues.
• Problem solving: The ability to manage complex cases and find practical solutions.
• Communication: Clear written and verbal communication.
• Stakeholder skills: Confidence working with internal teams and external partners.
• Teamwork: The ability to work well with other property professionals.
