Description
Bellrock is hiring an EWS1 & FRAEW Consultant.
This is a permanent role with mobile and remote working. You will travel to sites across the UK from Monday to Friday, usually between 08:30 and 17:00.
You will assess external wall systems on multi-occupied residential buildings. Your work will support mortgage lending and Fire Safety compliance.
You will carry out external wall assessments, complete EWS1 forms where needed, and deliver Fire Risk Appraisals of External Walls in line with PAS 9980. You will also work with internal fire engineers, clients, and external stakeholders to produce clear, high-quality reports.
This role is a good fit for someone with strong external wall knowledge, solid report writing skills, and practical experience in risk-based appraisal work.
Key Responsibilities
- Carry out surveys: Inspect cladding, insulation, balconies, cavity barriers, and fire stopping systems
- Complete EWS1 work: Produce compliant EWS1 assessments and complete EWS1 forms
- Undertake FRAEW surveys: Deliver Fire Risk Appraisals of External Walls in line with PAS 9980
- Prepare reports: Write clear technical reports with findings, ratings, and recommendations
- Apply technical judgement: Use legislation, RICS guidance, BS standards, and PAS 9980 methods
- Work with stakeholders: Liaise with owners, managing agents, lenders, valuers, and internal teams
- Maintain evidence: Keep records, photographs, and sampling information to support findings
- Improve quality: Help improve survey methods, templates, and quality control
- Keep knowledge current: Maintain competence and CPD in EWS1, FRAEW, façades, and fire safety
About You
- Professionally recognised: Member of a body such as RICS, IFE, CABE, ICE, CIOB, IStructE, or similar
- Trained: Completed the RICS External Wall System Assessment Training Programme or similar recognised training
- Experienced: Practical experience in EWS1 assessments and or FRAEW surveys
- Technically strong: Good understanding of external wall construction, façade materials, combustibility, cavity barriers, fire stopping, and relevant BS EN standards
- PAS 9980 aware: Good practical knowledge of PAS 9980 and external wall risk appraisal
- Strong writer: Able to produce clear, evidence-based reports with practical recommendations
- Detail focused: Good at inspections, evidence capture, and survey records
- Strong communicator: Comfortable working with clients, lenders, valuers, and property professionals
- Organised: Able to manage work across several sites and prioritise effectively
- Collaborative: Supports quality assurance, teamwork, and continual improvement
- Open to new tools: Comfortable using AI in day-to-day work and interested in learning new technology
